How does operating lease work?

A fixed period "rental" type agreement whereby you pay a fixed monthly rental for the asset and simply return the asset at the end of the agreement or extend the agreement. This type of lease is very popular due to a much lower monthly rental than traditional finance leases because a residual value is set in order to bring down the monthly rentals. The rentals may also be structured to best suit the hirer's requirements. Operating leases are often "off balance sheet" and as such are highly tax efficient.
